Before the housing market began its current dive, lengthy lineups and packed presentation centres were commonplace in popular development projects around Metro Vancouver.

But things have changed.

Developer Onni has been left with hundreds of unsold units in buildings all over the region.

Chris Evans, the executive vice president of Onni, hopes an affordable home is something that is worth lining up for to many people these days.

"No one would have imagined the market would have changed as drastically as it did," he said.

Cameron McNeill of MAC Real Estate came up with an idea.

"I approached [Onni] in early December with a concept to sell it quickly if they were prepared to offer very aggressive discounts to the buyers," he said.

The result is a condo bulk sale, with discounts of 25 to 40 per cent in seven different developments built by the company.

In Richmond, a 900 square foot, two bedroom that was $472,900. Now it's $360,000. And in Surrey, and 1,100 square foot, two-bedroom condo was $360,000. Now it is $260,000. In Port Coquitlam, a 1,000 square foot, two-bedroom that $389,000 is now $280,000.

But lower prices might even be available. Deposits can be put down now, with final prices to be determined on March 7.

"On March 7th MAC will take to Onni all of our deals and say we have 'x' number of deals -- and negotiate the final price and ask the customers at that price if they want to go forward or not," said McNeill. "The decision would be the customer's, not Onnis. But there will be a minimum discount, The minimum discount is already committed to by Onni."

The condos sound like a steal - but are they in a falling market?

"My opinion is that a lot of these units are a tremendous opportunity for people to buy a home they thought they could never afford," said Evans.

Tsur Somerville of UBC Centre for Urban Economics and Real Estate, takes a more cautious approach.

"What if they were 20 per cent above the market and now they're just gotten down to where the market was? You just don't know. Clearly from a marketing standpoint when everybody else is trying to be silent about their discounts and you're out there banging the drum -- we're all noticing," she said.
